About project

Citron Orange is a low-rise residential building by the Batumi developer Citron Group, which has more than six completed projects, including Citron Residence in Batumi and Chakvi. The building was completed at the end of 2023, and the developer is still selling apartments with finished renovation.

The building stands at 36a Grigol Eliava Street in the Airport district, close to the New Boulevard. The sea is about 400 metres away — roughly a 5-minute walk to the beach and Seaside Park. There are no busy highways or industrial zones nearby, and Batumi International Airport is about 8 minutes by car.

It is a six-storey monolithic-frame building with 65 apartments in a European style: a ventilated façade of decorative brick, dark panels and wood, floor-to-ceiling windows, open balconies and loggias. Interior partitions are reinforced concrete, staircases are clad in granite, and there is an external fire escape and a fire protection system. The building has Mitsubishi lifts — a passenger lift and a fire lift — a lobby with reception, and underground and surface parking.

On the roof there is a swimming pool with a lounge area and bar and a shared terrace with city views; the courtyard has a children's playground and an outdoor gym. The grounds are landscaped, guarded and under 24/7 video surveillance, and a concierge is on hand. A management company handles letting of the apartments.

Studios from 27 m² are on sale from $35,100, and 2-room apartments of 56–58 m² from $72,800. All apartments come fully renovated with utilities connected. The developer offers an instalment plan with a 30% down payment for up to a year, and a TBC Bank mortgage is available. The format suits both living by the sea and letting.
