Gate by Artex

Gate by Artex is a premium residential complex by Artex Group, a developer active on the Batumi construction market since 2024. The building rises on a monolithic reinforced concrete frame designed for seismic loads of up to magnitude 8, and the facade has additional thermal insulation. Completion is scheduled for Q4 2029.

The complex stands at 110 Giorgi Antsukhelidze Street in the Airport district, where development is less dense than in the centre and plenty of greenery remains. The airport is about 500 metres away, the coast a 3–5-minute drive; New Boulevard is nearby, while Metro City Mall and central Batumi are 5 and 15 minutes away by car.

Two buildings of 8–10 storeys are set at an angle to each other and face an inner courtyard. There are 514 apartments in total: studios from 26.9 m², 2-room apartments from 42.5 m² and 3-room apartments up to 110.1 m², with 3-metre ceilings and wide open balconies. Apartments are handed over in white frame, with a fully finished option also available. Parking includes 200 surface spaces and an underground car park with 10 EV charging stations.

At the centre of the courtyard is a 383 m² heated pool with a retractable glass roof, next to a children's playground. The podium houses boutiques, a panoramic restaurant and a coworking space, plus a separate fitness centre, storage rooms and a lobby with reception and 24/7 concierge. The grounds are covered by CCTV and round-the-clock security.

The project suits frequent flyers and year-round rental. The developer offers an instalment plan with a down payment from 20% for up to 3 years and 2 months, and TBC Bank mortgages are available.
