Homeland is a residential complex in aparthotel format by developer Ruslan Homeland. The building was completed and commissioned in 2026; apartments are sold directly by the developer and registered in the buyer's ownership straight away.
The complex stands in the centre of the resort village of Gonio, in a cul-de-sac off Andria Pirveltsodebuli Highway. Gonio beach is about a three-minute walk away, and Batumi International Airport is about 7 km away. Shops, pharmacies, cafés, a school and a public transport stop are all nearby.
It is a single 12-storey building with 102 apartments: studios from 35 m², two-room and three-room apartments up to 78.5 m². Apartments are handed over renovated, some of them furnished; large windows and balconies look out onto the mountains and the sea. The building has passenger lifts, central heating, hot water, internet and a backup generator.
On site there is a reception, a restaurant, a seasonal outdoor swimming pool with sun loungers and a sun terrace, a landscaped courtyard, a children's playground, a barbecue area and surface parking. Security and CCTV operate around the clock.
The apartments are looked after by the complex's own management company: it finds guests and handles cleaning and maintenance under an annual contract with quarterly payouts to the owner.
