Mzirali

Mzirali is a residential and investment complex on the Gonio coastline, 10–14 km from the centre of Batumi. The developer is the Georgian company Mshenberi, which has been on the market since 2013. The project is designed for a quiet life by the sea, away from dense urban development, and is at the same time positioned as a rental investment.

The complex consists of two blocks of 9 and 11 storeys built using monolithic reinforced-concrete frame technology. There are 77 apartments in total, no more than five per floor — a layout that leaves almost every apartment with a panoramic view of the sea or the mountains. Studios and one- and two-room apartments of roughly 27.6 to 78.8 m² are available. Three finishing options are offered: white frame, renovated and fully furnished; the developer provides a 3-year warranty on windows and doors.

Gonio beach is about 200 metres away. The complex's facilities include a rooftop panoramic restaurant and swimming pool, a fitness centre, a children's playground, a landscaped courtyard, surface and underground parking with electric-vehicle charging points, and 24/7 video surveillance. Panoramic lifts, glazed balconies and an Alucobond facade are provided, with a smart-home system available as an option.

Gonio is a resort area south of Batumi with pebble beaches, the Gonio-Apsaros fortress and a rapidly growing hotel cluster: Radisson Collection and Wyndham are under construction nearby. Batumi International Airport is about 6 km away (a 15-minute drive), and the Georgian-Turkish border at Sarpi is also about 6 km away.

The developer estimates a payback period of 5–7 years with annual rental income of $6,000–10,000 and offers property management services. Prices start from $44,200, with a price per square metre from $1,600. Completion is scheduled for the second quarter of 2027.
