Avangard Seaside Area

Avangard Seaside Area is a residential complex by the development company Avangard. Construction began in Q1 2025, both buildings are scheduled for completion in Q2 2029, and the project is currently under construction.

The complex is located at 25 Adlia Street — in the New Boulevard area, one of Batumi's most actively developed coastal zones. The sea and the promenade are about 300 metres away (a 3–4-minute walk), and the nearest public transport stop is 180 metres away. Batumi International Airport is about 10 minutes by car, and the historic city centre about 10 minutes.

The project consists of two buildings — block A and block B — of up to 17 storeys, constructed using monolithic frame technology. On sale are studios and one- and two-bedroom apartments from 32 to 102.2 m²: studios of 32–36.6 m², two-room apartments of 43.2–61.6 m² and three-room apartments of 77.4–102.2 m². Apartments are handed over in black frame condition, so owners choose their own finish. Underground and above-ground parking is provided for more than 100 cars.

The on-site facilities are designed for permanent living: a rooftop swimming pool, a spa and fitness centre, a landscaped park-like courtyard with seating areas and a children's playground, a children's playroom with a nanny, a mini sports complex with a cycle path, a supermarket, a pharmacy, a café, a laundry, a car wash and commercial premises on the ground floors. There is a concierge service and 24-hour security with CCTV.

Prices start from $42,560 for a 32 m² studio. Two-room apartments are offered from $58,752, and three-room apartments from $109,076 up to $172,718 for the most spacious 102.2 m² apartment. The developer offers an instalment plan with a down payment from 30% for up to 3 years and 10 months. The combination of a coastal setting, construction-stage prices and a resort location makes the project attractive for rental investment.
