OXY Residence

OXY Residence is the flagship project of developer Elt Building (Elt Group), delivered in collaboration with the international hotel brand Barceló Hotels. The concept combines residential property with hotel service: the first four floors will be occupied by a 4-star Occidental hotel (a Barceló brand), while the apartments on the upper floors are serviced by the same hotel team.

The complex is located at 12 Adlia Street in Batumi's New Boulevard area — 100 metres from the sea and within walking distance of the resort infrastructure of the southern part of the city. A supermarket is 200 metres away, a hospital 700 metres, and Batumi Airport about a kilometre.

The 14-storey building is constructed using monolithic frame technology; completion is scheduled for June 2028 (Q2). The project includes studios of 30.73–37.4 m² from USD 44,559, two-room apartments of 57.16–62.54 m² from USD 82,882 and three-room apartments of 71.66–86.54 m² from USD 103,907. Prices start from USD 1,450 per m². A white frame finish is available. The building has underground parking, a reception and 24-hour security.

The key feature of OXY Residence is its integrated hotel infrastructure from Barceló: reception, room service and other services available to apartment owners.

The developer offers an interest-free in-house instalment plan of up to 32 months with no down payment, as well as a TBC Bank mortgage. The combination of the Barceló brand, a coastal location and the "home with hotel service" format makes the project attractive for short-term rental investment.
