Ande Metropolis

Ande Metropolis is a modern comfort-class residential complex by experienced Georgian developer Ande Group, delivered together with DD Group 2022. It is located on Zgvispiri (Seaside) Street in Batumi's New Boulevard area, about 400 metres from the sea, next to the Lech and Maria Kaczyński Park and the promenade's equipped beaches.

The architectural ensemble consists of two 22-storey towers (blocks A and B) of monolithic frame construction. The complex has around 800 apartments; currently on sale are studios from 36 m² and two-room (1+1) apartments of up to 66.8 m². All apartments are handed over in white frame condition with ceilings of up to 3 metres, allowing for any design solution. The building's design takes into account the region's seismic conditions.

The premium facilities include indoor and outdoor swimming pools, a spa centre, a fitness centre, conference rooms, a children's playroom and playground, an on-site restaurant and café, underground parking, a professional management company, 24-hour CCTV, security and a concierge service, and gated, landscaped grounds.

The location combines the resort atmosphere of the coast with well-developed urban infrastructure: Metro City shopping centre and the Jibe hypermarket are within walking distance, a public transport stop is 225 metres away, and supermarkets, pharmacies and medical centres are within two kilometres. The nearest school is the Anri Maritime Engineering School, about a 25-minute walk. Batumi International Airport is about 10 minutes by car, as is the city centre.

The project is aimed at investment and seasonal rentals: proximity to the sea, premium amenities and extensive facilities make it attractive for short-term letting. The lowest price currently on sale is $43,560 for a 36 m² apartment ($1,210 per m²), while the developer quotes a starting price from $1,150 per m². A developer instalment plan (20% down payment, up to 4 years) and a TBC Bank mortgage are available. Completion is scheduled for Q4 2028.
