Buknari Resort

Buknari Resort is a resort residential complex by Lisi Development, which has been active in the Georgian market since 2010 and is known for its approach to low-density, low-rise development. The project is being delivered together with the British architecture firm Architects of Invention and is positioned by the developer as "the new Georgian Riviera".

The complex is located in the village of Buknari within Tsikhisdziri — about 19 km north of Batumi, on the Black Sea seafront. The private beach is 50 metres from the buildings. The site was chosen for its combination of sea and mountain air and its unspoilt natural surroundings; the historic Petra Fortress is 5 km away. A railway station is less than a kilometre away, and a bus stop 420 metres.

The development consists of two 10-storey monolithic frame buildings with a total of 192 apartments: 108 in building A and 84 in building B. Building A was completed in Q4 2025, and its apartments have been sold out by the developer. Building B is now under construction, with completion scheduled for Q3 2028 — this is the phase currently on sale. Underground parking is provided.

Studios, two-room and three-room apartments from 30.3 to 80.9 m² are on sale. Ceilings are 3 metres high; apartments are offered in white frame, renovated with built-in furniture, or fully ready to move into, and energy-saving double glazing with panoramic windows is installed. Facilities include a swimming pool with sea views, a restaurant, sports grounds and children's areas, a landscaped courtyard with seating areas and 24-hour security with CCTV. As part of the wider resort concept, Lisi Development has announced a 5-star hotel, a beach club, indoor and outdoor swimming pools, a padel court and a commercial area.

Lisi Development is developing a 9-hectare site in Buknari on an 80/20 principle: only 20% of the land is built on, while the remaining 80% is given over to greenery and amenities. Investment in the first phase of the project amounted to around USD 20 million.

Prices in building B start from $69,690 for a 30.3 m² studio (about $2,300 per m²); apartments with bedrooms cost around $2,530 per m². Buyers can use a TBC Bank mortgage and a developer instalment plan with a 20% down payment over up to 18 months.
