Swissôtel Kobuleti Beach Resort

Swissôtel Kobuleti Beach Resort is a premium multifunctional resort complex on the Black Sea coast in Kobuleti. The project is being developed jointly by Archi, Georgia's largest developer, and NEXT, the first international developer of Georgian origin. Management and branding are provided by the international hotel chain Swissôtel (part of Accor).

The "Three Sails" architectural concept was created by the Madrid office of the world-renowned practice Chapman Taylor. The complex consists of three monumental sail-shaped buildings and brings together a five-star Swissôtel hotel, residences for permanent living and investment apartments under one roof. Every apartment has a sea view.

Total investment in the project is $300 million. Facilities include a 3,000 m² spa and fitness centre, indoor and outdoor swimming pools, six restaurants under different brands (including an Italian one), a casino, a conference room, a lounge bar, a wellness centre and a children's entertainment area.

The complex stands on the seafront, about 50 metres from the beach, surrounded by the greenery of Kobuleti's resort area — one of the fastest-growing destinations on Georgia's Black Sea coast. Batumi is about 20 minutes away by car.

Pre-sales officially opened on 3 June 2026 with a time-capsule ceremony. The developer has prepared a special offer for the first 50 buyers. All three buildings are scheduled for completion in 2031.

The combination of the international Swissôtel hotel brand and a seafront location makes the project appealing both for living by the sea and for investing in resort property.
