Bamboo Beach Tsikhisdziri

Bamboo Beach Tsikhisdziri is a hotel-style residential complex by REDCO, a company active on the Georgian market since 2012. The project belongs to the premium segment and was conceived from the outset as income-generating property: the apartments are combined with rooms of the international hotel brand Aloft by Marriott, and the complex's own management company takes care of letting and maintenance.

The complex is located in the resort village of Tsikhisdziri on the first line of the Black Sea coast — just 40 metres from the water, on a 10,000 m² plot. It is 23 km from Batumi (about 30 minutes by car) and about 40 minutes from the international airport. The grounds border a bamboo and eucalyptus grove; the historic Petra Fortress is 500 metres away and Bobokvati railway station 800 metres. In summer Tsikhisdziri is cooler than Batumi, and in winter warmer.

The building has a monolithic frame and varying heights of 8, 10 and 12 storeys, curved in plan so that its silhouette resembles a sea wave. The complex has 531 apartments ranging from 34.2 to 220.9 m². There is underground parking and guest parking, high-speed silent lifts, energy-efficient glazing and panoramic windows, and a reception and concierge desk in the lobby.

Facilities: indoor and outdoor swimming pools, a spa and fitness centre, a restaurant and café-bar, a conference hall, children's playgrounds, rooftop relaxation areas, a private equipped beach with sun loungers and a private pier. The grounds are gated, with 24-hour security and CCTV around the perimeter.

Construction is complete — the building was delivered in 2024, and apartments are handed over fully finished. The developer's apartments are sold out; units can be bought on the resale market. The main investment scenario is holiday rental: the summer season in Adjara lasts about five months, and the region welcomed 4.7 million visitors in 2024.
