Gonio Yachts & Marina

Gonio Yachts & Marina is a resort master plan by the international developer Eagle Hills (Abu Dhabi) on the Black Sea coast in Gonio. The company was founded by Mohamed Alabbar and is known for projects such as Belgrade Waterfront and Marassi; in Georgia, Eagle Hills is developing two large sites — Gonio Yachts & Marina in Adjara and Tbilisi Waterfront in the capital.

The project is being delivered under an agreement with Georgia's Ministry of Economy and Sustainable Development, with the final documents signed in October 2025. The announced investment in the two master plans exceeds USD 6 billion. The state has contributed around 850 hectares of land to the joint venture, about 260 hectares of which is Gonio coastline; for the Batumi region, this is the largest development project by area.

The concept is a "city within a city": in addition to housing, the master plan includes a yacht marina for 180 vessels, a yacht club, around 600 metres of private sandy beach, two five-star hotels and around 800 branded serviced residences, retail boulevards, promenades, sports grounds, a nursery and extensive parkland — around 80 hectares are set aside as a nature reserve. The project is planned to include around 9,300 apartments, 150 villas and 110 townhouses.

The property range covers one-, two- and three-bedroom apartments from 70 m², townhouses from 200–220 m² and villas of 300–360 m². Apartments start from USD 203,000, townhouses from USD 600,000 and villas from USD 1,000,000. The developer offers an interest-free instalment plan.

The project is at the pre-sale and master-planning stage, allowing buyers to enter at launch prices. Construction is scheduled for completion in 2029. Its seafront location in unspoilt Gonio — 50 metres from the beach, about 20 minutes by car from Batumi International Airport and 35 minutes from central Batumi — positions the project for both year-round living and holiday rentals.
