Intourist Residence

Intourist Residence is the flagship mixed-use complex by Batmsheni Building Company (founded in 2011). It is located at 17 Niko Pirosmani Street in central Batumi, just 200 metres from the Black Sea and a 5-minute walk from the New Boulevard. Both blocks were completed in 2023.

The complex consists of two 37-storey towers (blocks A and B) of monolithic frame construction. The project has 830 business-class apartments in total: studios (33.5–47 m²), two-room apartments (40–50.4 m²) and three-room apartments (72.6–83.5 m²). Ceiling height is 3.0 metres. Units are offered in black or white frame condition with open-plan layouts. According to the developer, most units have already been sold, with around 130 apartments still available.

A distinctive feature of Intourist Residence is its 180-room five-star international-brand hotel, which occupies the lower floors of block A (floors 1–15). Residential apartments are on the upper levels: floors 16–37 of block A and floors 5–37 of block B, with the first four floors of block B given over to retail and office space. Owners can thus enjoy full hotel services, and the format offers strong investment appeal through short-term rentals.

The airport is 5 km away and the railway station 7 km, served by bus routes 2a, 10 and 10a.
