K4 Residence

K4 Residence is a premium club-format residential complex by the developer House on Kldiashvili, located at 4 Davit Kldiashvili Street in the historic centre of Batumi. For the city centre this is a rare format: just 30 apartments across eight storeys, with 4–5 apartments per floor, creating a private atmosphere and minimal competition between residents.

The building uses monolithic frame construction with a brick-clad façade and «Perlite — Thermo complex» thermal and acoustic insulation. Ceiling height is 3.0 metres. Apartments are offered in two finishing options: «white frame» or fully turnkey.

Available units include studios of 34–39.55 m², two-room apartments of 35.57–59.94 m² and three-room apartments of 84.3–104.37 m². Prices start from $98,600, or from $2,900 per m². Mortgage financing is available through TBC Bank. Completion is scheduled for 2026.

Amenities include underground and surface parking for 19 cars, a landscaped roof terrace, 24/7 security with CCTV, a lift with backup power, a gas connection and barrier-free access. The three lower floors are given over to commercial premises totalling more than 550 m².

Location is the project's key investment asset: the seafront boulevard and the beach are around 500 metres away — a 5-minute walk — with Piazza Square, Europe Square and the restaurants and galleries of the historic quarter close by. New construction in the Old Town is scarce and tourist demand here holds up all year round, making the project suitable both for living in and for letting.
