Magnetic Beach Resort

Magnetic Beach Resort is a premium 5-star apart-hotel complex on the Black Sea coast in Kobuleti, 30 km north of Batumi. The project is located at 379 David Aghmashenebeli Avenue, just 30 metres from its own private beach with unique black magnetic sand — the natural feature that earned the resort international recognition as a healing destination.

The developer is FICG. The complex sits on a 1.3-hectare site and consists of five buildings 9 to 11 storeys high, with a total of 129 apartments. The structure is built with a monolithic reinforced-concrete frame; each building is served by four passenger lifts and one freight lift. All apartments are delivered fully finished and furnished with energy-efficient double-glazed windows.

The apartment mix includes studios of 33.8–62.5 m² and two-room units of 51.5–63.7 m². Every apartment enjoys panoramic sea or resort views. Construction of all five buildings was completed in Q4 2025 — apartments are move-in ready.

The resort infrastructure is premium class: a dedicated SPA centre, indoor and outdoor swimming pools, restaurants and cafés (including the Italian Bistro Magnetic), a lobby bar, sky bar, wine cellar, as well as underground and above-ground parking. The complex operates in partnership with the Miramare Magnetic Beach Hotel brand, ensuring professional management and 5-star hotel-grade service.

Magnetic Beach Resort is aimed at investors and second-home buyers: its seafront location in the well-established Kobuleti resort area, move-in ready apartments and the presence of a hotel operator make the project attractive for high-season rental income.
