NITE Residence

NITE Residence is a resort residential complex by the Georgian developer NITE Development, which has been building in Batumi and Chakvi since 2020. It is the company's second project: the first — Dream Corner in Makhinjauri — was completed in 2024 and is fully sold out.

The complex sits in the village of Chakvi at 73b Tamar Mepe Street, 300 metres from the Black Sea beach. Batumi city centre is roughly 15 minutes away by car and the Batumi Botanical Garden about 5 minutes. Chakvi is valued for its quiet, clean air and closeness to the sea: the area suits permanent living, family holidays and investment alike.

The project consists of a single seven-storey building. Commercial premises and parking occupy the lower levels, with apartments above. On sale are studios from 35 m² and two-room apartments (1+1, with a separate bedroom) of 55–58 m², all with sea views; prices start at $59,675. Parking provides 38 spaces — 18 open and 20 covered — with charging stations for electric vehicles.

The complex's facilities follow a resort format: an outdoor pool and a rooftop terrace pool with a lounge area, a restaurant and lounge bar, a fitness hall, a spa area, a children's playground, a boutique, 24/7 reception and security, a landscaped courtyard with planting, and private beach access.

The developer offers instalments with a down payment from 15% and a flexible payment schedule, as well as its own management company, Nite Guests, which takes care of short-term rentals. Completion is scheduled for 2027.
