Tekto Rakurs

Tekto Rakurs is the third project in Adjara by Georgian developer Tekto Group, following Tekto Franco in Makhinjauri and Tekto Point in central Batumi. The company has been active in Georgia's new-build property market since 2022 and builds complexes in Batumi, Makhinjauri, Chakvi and Kobuleti.

The complex is located at 2 Batumi Street, Chakvi — on the seafront, about 30 metres from the sea. Chakvi is 12 km north of Batumi, in Adjara's subtropical zone, close to the Batumi Botanical Garden and Mtirala National Park. Central Batumi is about 20 minutes by car, and the international airport roughly 45 minutes. Chakvi railway station is a few minutes' walk away, with regular public transport to Batumi and the Botanical Garden. Nearby are School No. 1, a Spar supermarket, cafés and bakeries, a rugby stadium, a water park, the municipal beach and the Black Sea Arena concert venue.

The building is being constructed using monolithic frame technology and is designed for 12 storeys and 176 apartments. The studios have already sold out; on sale are two- and three-room apartments. Apartments are handed over in white frame condition or fully finished (turnkey). Underground and above-ground parking, passenger lifts and a service lift are provided.

On site are an outdoor swimming pool and a terrace restaurant, a spa and sauna, a gym, sports grounds, a lobby with reception and concierge service, and 24-hour security and CCTV.

The price per square metre ranges from $1,080 to $1,540, and the most affordable apartment is a 49.5 m² two-room unit for $58,410. The developer offers a 24-month instalment plan with a 20% down payment and a mortgage programme with a partner bank. The monolithic frame of the building is complete, with handover scheduled for Q4 2027. A seafront location in resort Chakvi at prices noticeably lower than on the Batumi promenade makes the project attractive for high-season rentals.
