Polo Villas

Polo Villas is a club-style residential quarter of modern townhouses and villas at 26c David Kakabadze Street in Batumi's Airport district. The developer is Polo Construction, active since 2017 and the first developer in Georgia to offer the townhouse format.

The quarter has several phases: Polo One (24 houses), Polo Garden, Polo Parklane, Polo Greenfield and Polo Signature (51 townhouses). The early phases are complete — 84 houses have been commissioned and the developer's own units there are sold out; houses in these phases can be bought on the resale market. The final phase, Polo Signature, was completed in 2025, and the developer is still selling houses in it.

The townhouses have 2–3 storeys and ceiling heights of 2.95–3 m. The developer is selling two-level 3- and 4-room townhouses in Signature of 150 to 198 m². Every house has its own terrace, a fenced yard and a parking space. The buildings feature ventilated facades.

On-site amenities include a heated swimming pool, a sauna with jacuzzi, an aqua zone, a mini-football pitch, a sports ground, a 550 m jogging track, a children's playground, a barbecue area, a wine cellar with a tasting room, a co-working space, a yoga room, a dog-walking area and a grocery shop. The territory is gated, with 24/7 security and CCTV, and fibre-optic internet is installed.

The sea is about 1,600 m away (roughly a 15-minute walk). Batumi Airport is 500 m away, and the city centre is a 10-minute drive. A bus stop (routes 10 and 10a) is 400 m from the complex. Nearby are Schools No. 25 and No. 26, Batumi Medical Center and the Green Mart supermarket.

In Polo Signature, houses can be bought directly from the developer: instalments for up to 12 months with a 30% down payment, full payment or a TBC Bank mortgage. Houses are also available to rent.
