Porta Batumi Tower

Porta Batumi Tower is a flagship premium complex in Old Batumi, built by the Turkish company System Construction and completed in 2016. At 164 m, the tower is Georgia's fifth-tallest skyscraper and one of the city's main architectural landmarks. The project was designed by the British architecture firm Broadway Malyan.

The complex is located at 4-6 Rustaveli Avenue, on the seafront next to the Alphabet Tower and the New Boulevard, just 300 metres from the sea and about 500 metres from the seaport. It is one of Batumi's most sought-after locations, with direct access to the promenade, parks and the sights of the Old Town. Numerous public transport routes run along Rustaveli Avenue, a cable car station is less than a kilometre away, and nearby are a university, the summer theatre, the circus, cafés and restaurants, schools, nurseries, and medical and financial institutions.

The 43-storey tower contains 418 apartments — studios, one-, two- and three-room apartments from 38.5 to 354 m² — and 12 exclusive penthouses with panoramic views of the Black Sea, the city and the mountains. The residential part occupies floors 2 to 43, ceilings are 3.3 m high, and all apartments have panoramic glazing. The developer handed apartments over in white frame condition, with electricity, water, sewerage and natural gas connected. The building was constructed with monolithic frame technology, taking local seismic activity into account.

Premium facilities: a fitness centre, a swimming pool, restaurants, boutiques, a casino, reception and concierge service, 24-hour security and CCTV. The two-level 6,500 m² underground car park holds 340 cars, and the complex has 6 high-speed lifts.

The developer's apartments are sold out; units can be bought on the resale market, where more than a hundred owner listings are available at any one time. The apartments are in demand both among short-term rental investors and among premium-segment buyers, as confirmed by high ratings on international platforms such as Booking, Agoda and Tripadvisor.
