Azure Tower

Azure Tower (also known as Babillon Tower) is a flagship premium mixed-use complex by MC Construction (together with Turkey's 5M İnşaat). It is located at 30 Shota Rustaveli Avenue, in one of Batumi's most prestigious spots — on the seafront next to the park and Batumi Boulevard, surrounded by the Sheraton, Hilton and Marriott hotels.

The complex consists of two towers of 14 and 48 storeys; the main tower stands 171.7 metres tall, making it the tallest residential building in Georgia. Residential floors run from the 5th to the 48th. The complex has 704 apartments in a variety of formats: from compact 29 m² studios and 1+1 units (48, 53, 65 m²) and 2+1 units (from 83 m²) to five-room penthouses of up to 375 m². The residential area of the complex totals 33,000 m².

Construction has been under way since 2013 and has gone through several stages. By summer 2026, both towers were structurally complete, with façade glazing, lift installation (six passenger and one service Mitsubishi lift) and building services finished; interior finishing is now in progress. The developer plans the full launch of the complex — including the hotel, casino and commercial spaces — for Q4 2027, which is also when apartments will be ready for occupancy. Prices start from $3,600 per m², with the most affordable studio from $107,670. A TBC Bank mortgage is available.

The facilities are premium-level: a casino, a five-star hotel, conference rooms, a fitness centre, a spa, an indoor swimming pool, a lounge bar with panoramic views, restaurants and cafés, a shopping centre on the lower floors, and underground and guest parking (the underground car park covers 2,300 m²). Apartments are handed over fully furnished and equipped with appliances, with a choice of three design packages. Engineering features include VRF climate control, marine-grade aluminium fittings and advanced glazing.

The location is unique: just 50 metres to Batumi Boulevard and the sea, close to two parks and Nurigel Lake, and within walking distance of the Old Town, Europe Square, the university, a cinema, the Summer Theatre and the Batumi Drama Theatre, medical facilities and cafés. The seaport is less than a kilometre and a half away. All this makes Azure Tower one of the most liquid properties for short-term rentals and investment.
