AISI Batumi

AISI Batumi is a project by the Georgian developer AISI Group, which has been active in the Batumi property market since 2019. The complex is being built on Angisa 1st Lane, on the territory of the New Boulevard — the district that leads the city in the number of new-build transactions.

The location combines proximity to the sea with well-developed urban infrastructure. The coast and its landscaped beaches are about a 10-minute walk away, while the modern Lech and Maria Kaczyński Park lies 900 metres away. The Metro City shopping centre is close by, the nearest bus stop is 410 metres away, and Batumi International Airport is roughly 3 kilometres away.

The project consists of two blocks. Block B, with 15 storeys, comprises 98 flats and is due for completion in 2027. Block A, with 27 storeys, is designed for 475 flats and is scheduled for completion in 2030. In total the complex offers 573 flats. The buildings use monolithic frame construction with energy-efficient windows, Otis lifts are installed, and both indoor and ground-level car parks are provided.

The grounds feature a swimming pool, a gym and a lounge bar, a children's playground and landscaped gated premises with round-the-clock security and CCTV. Commercial units occupy the ground floors.

Flats are offered from $35,400, with prices per square metre starting at $1,150 — noticeably below the average for Batumi's seafront. Available layouts include studios from 30 m², two-room flats of 43.5–66 m², three-room flats of 46.5–70.1 m² and four-room flats of 76.8–89.5 m². Properties are handed over as a "green frame", allowing buyers to fit out the interiors to their own taste. Developer instalment plans and TBC Bank mortgages are available.
