Optima Residence

Optima Residence is an 18-storey residential complex with 469 apartments by developer Elt Building, located at 14 Adlia Street in Batumi's New Boulevard area, 200 metres from the sea. The project was completed in Q2 2026.

The complex was built using monolithic frame technology, with a ceramic brick façade and distinctive tiered architecture that echoes the contours of the coastline. The apartments are studios, one-room and two-room units. Ceilings are 3.0 metres high, with energy-efficient panoramic glazing and balconies with tempered glass. Apartments were handed over in black frame condition or fully renovated.

Direct sales by the developer have ended — all of Elt Building's units are sold out. Apartments can only be bought on the resale market: offers in the complex start from $36,900 for a 40 m² studio, with two-room and three-room units of up to 122.7 m² also listed; parking spaces start from $12,500.

The complex has premium facilities: a yacht club with a private pier, outdoor and indoor swimming pools, a fitness centre, a spa, a water park, cafés and restaurants, a bar, a lobby, children's playgrounds and landscaped terraces. There is underground and above-ground parking, 24-hour security with CCTV and high-speed imported lifts. The project was delivered in partnership with the Wyndham and Interstate hotel brands.

Surroundings and transport: 200 metres to the sea, 130 metres to public transport stops and 7 minutes by car to Batumi International Airport. Within walking distance are Metro City shopping centre with restaurants and a casino, a Gibe hypermarket, the FC Forward sports club, the Batumi Republican Perinatal Centre and International University Hospital. About a 20-minute walk away are the Euro Park water park, Dinamo Stadium, the rugby stadium, The Wave House and Ardagani Lake with its dancing fountains.
