New Boulevard Residence

New Boulevard Residence is a residential complex by the Georgian construction company Bat Towers, founded in 2016. The complex stands on Zgvispiris Street (the Seafront) on Batumi's New Boulevard — the area that accounts for most of the city's modern residential development.

The complex comprises three blocks of between 13 and 20 storeys, housing 447 apartments in total. The structure is a monolithic frame with aerated concrete infill, designed to a seven-point seismic rating. Apartments range from 25.2 to 121 m² and are offered in layouts from studios to three-room homes, handed over in white-frame condition so that owners can decide the style and standard of the fit-out themselves.

On site there is a two-level underground car park along with guest spaces at ground level, round-the-clock security with video surveillance, video entry phones, high-speed lifts and a modern fire safety system. The courtyard is landscaped and planted, with a children's play area. The ground floors are given over to commercial units. The development is run by the developer's own management company.

The sea and the New Boulevard are 300 metres away. Public transport stops lie 220 and 340 metres from the complex, and Batumi airport is 3 km away. Lech and Maria Kaczynski Park, the Metro City shopping centre, restaurants, fitness clubs, medical centres, supermarkets and secondary schools are all close by; Batumi Mall and Carrefour are about a 10-minute drive.

The blocks were delivered in stages: the first in 2024, the second in Q4 2025 and the third in Q2 2026. Direct sales from the developer are now all but closed, and apartments are offered on the secondary market. Its position on the New Boulevard 300 metres from the sea, together with a wide choice of compact layouts, makes the complex attractive both for permanent living and for letting to tourists.
