STEPS

STEPS is a premium-class mixed-use complex by the Batumi developer Premium Group. The project is built in a mixed-use format: a single 27-storey building brings together residential apartments, the five-star STEPS Batumi Hotel & Suites and the largest business centre in the city. The residential part starts on the fifth floor and above, keeping residents separate from the public and commercial areas on the lower floors.

The complex stands at 2b Grigol Lortkipanidze Street — the first line of the sea along the New Boulevard, 150 metres from the water. This is the southern, quieter part of Batumi's resort development: the New Boulevard promenade and cycle paths are right next door, while the airport is around 5 minutes away by car and the historic centre roughly 10 minutes.

The monolithic-frame building has 27 floors and 550 apartments, from studios to four-room units; units on the resale market range from 27 to 114 m². Apartments are offered either in "white frame" condition or fully turnkey with furniture. Parking comprises a four-level underground car park with 200 spaces plus ground-level spaces.

On-site infrastructure includes a 1,300 m² business centre on the second floor with conference halls and a co-working space, a fitness centre, a spa, a restaurant, a lobby with reception, a private botanical garden of around 1,000 m² with a heated outdoor swimming pool, recreation areas, a children's playground, round-the-clock security and CCTV.

The project's investment logic rests on the combination of hotel and business centre: the business infrastructure generates rental demand outside the tourist season, while the hotel operator provides a ready-made apartment management scheme. The complex was completed in December 2023, with construction running from January 2019. The developer offered an interest-free instalment plan with a 30% down payment and a bank instalment plan of up to 60 months; apartments are now sold on the resale market, from $38,000 for a 27 m² studio in white frame.
