Graphic Residence is a modern business-class residential complex in Batumi's Khimshiashvili / New Boulevard area, at 113 Zurab Gorgiladze Street. The developer is Black Sea Tower LLC, which entered Batumi's premium property market in 2021. It is one of the largest new-builds in the area.

The 44-storey monolithic frame tower contains 724 apartments. On sale are studios of 26.13–40.8 m², two-room apartments of 35.98–66.03 m², three-room apartments of 57.8–79.08 m² and four-room apartments of 88.81 m². Units are handed over in white frame condition: load-bearing structures and internal partitions are complete and utilities are installed, with the final finishing left to the buyer. Floor-to-ceiling panoramic windows, balconies with safety balustrades and views of the Black Sea and the Adjara mountains; the sea and beach are about 350 metres away, a 5-minute walk.

The complex follows a mixed-use residential-hotel format — a combination of residential and aparthotel use that makes Graphic Residence attractive to investors. A professional management company handles letting and property maintenance.

The ground floor houses the main entrances, a 24-hour lobby with reception and service areas; the podium contains shops and services, with a large terrace and relaxation areas on its roof. Facilities include a swimming pool, a fitness centre, a spa area, a conference room, 24-hour security, underground and surface parking, as well as commercial premises with retail and restaurants on the lower floors.

Nearby are a large park and a lake, and 3 km away are Batumi Sea Port and the Argo cable car. Key city locations and business districts can be reached without a car.

Completion is scheduled for Q4 2027. Apartments start from $69,437 (studio), with a price per square metre from $2,232. The developer offers a down payment from 30% and an instalment plan of up to 3 years; a TBC Bank mortgage is also available.
