Olympus Residence (also known as 7 Heaven Residence) is a large-scale premium project at 53 Sherif Khimshiashvili Street, on the first coastline of Batumi's New Boulevard. The complex consists of two 40-storey towers (West Tower and East Tower) with a total of 1,167 apartments from 33 to 95 m². Construction has been under way since 2019, and completion is scheduled for Q4 2026.

The location is one of the most sought-after in Batumi. The beach is just 60 metres away, and nearby are Batumi Mall, the Republican Children's Hospital, the Europark water park, the ANRI Maritime Engineering Academy and Lech and Maria Kaczyński Park. Several bus routes (2a, 10, 10a) serve the area; the city centre is about 3 km away and Batumi Airport about 2.5 km.

The complex is built using monolithic frame technology, with 2.9 m ceilings. Facilities include fitness and spa centres, a swimming pool, a beauty salon, children's play areas, underground parking for 250 cars, and 24-hour security and CCTV. The ground floors house commercial premises, a hotel will operate on several floors of one of the towers, and the roofs have terraces with panoramic views of the sea and the city.

Apartments are delivered in white frame condition. Studios of 33.3 to 42.2 m² start from $73,227 (34.9 m², from $2,100 per m²), two-room apartments of 45.9 to 85.3 m² from $111,668, and a three-room apartment of 95.4 m² is $324,292. The developer offers an interest-free instalment plan of up to 24 months with a 30% down payment, and a TBC Bank mortgage is also available.

Olympus Residence appeals both to those looking for a home by the sea and to investors: the premium first-line location, a hotel operator on some floors and steady tourist demand provide rental income potential.
