Guru Subtropical

Guru Subtropical is a premium project by Guru Holding, a developer active in Adjara since 2014. It is the company's largest and most expensive complex to date: 187 apartments across three residential sections, plus a separate section of villas and townhouses. Construction has been under way since 2025 using monolithic-frame technology, with all sections due for completion in Q4 2028.

The complex sits in Kvariati, a resort village between Gonio and Sarpi, close to the Turkish border. The site occupies elevated ground, so the windows open onto panoramic views of the Black Sea, the Adjara mountains and the city all at once. The sea is about 3 km away and Batumi city centre is roughly a 15-minute drive. Kvariati is officially recognised as having the cleanest seawater on the entire Adjara coastline.

The development is low-rise and varied in format: Section A has 6 floors and 76 apartments, Section B has 3 floors and 38 apartments, Section C has 6 floors and 73 apartments, and Section D is given over to villas. Studios, two- and three-room apartments, penthouses, townhouses and villas are available, ranging from 33.86 to 260 m². Ceiling height is 2.8 metres. Apartments are delivered either in white-frame condition or turnkey, at the buyer's choice.

The gated grounds include a private mandarin garden, an outdoor swimming pool, a gym, a spa, a restaurant and lounge area, picnic spots and a children's playground. There is underground and surface parking, a reception desk and concierge, and 24/7 security with CCTV. The developer runs a shuttle service to the beach.

The project is aimed at investors in the resort segment: the developer quotes a yield of around 14% per annum. Prices start from $104,966, with an average of about $3,100 per square metre. Mortgage finance from TBC Bank is available, as are the developer's own instalment plans.
