Modern Residence is a modern residential complex in Bagrationi, built by Georgian construction company Elit Msheni, active since 2015. Both buildings were completed in Q4 2025, so the complex is ready for occupancy.

The project consists of two 16-storey towers built using earthquake-resistant monolithic frame technology with the Doka Dek formwork system. In total the complex has 157 apartments — from studios to three-room units, ranging from 31.5 to 137.3 m². On the resale market, apartments are offered from $54,000.
