NBG Duo

NBG Duo is a new residential complex by the Batumi developer NBG, a company with three completed projects in the city: NBG House, NBG Tower and NBG Panorama (NBG Beach Panorama). Duo is built to an intimate format: a single building, a modest height by New Boulevard standards and only 51 apartments, which sets the project clearly apart from the neighbouring towers of 400 to 1,000 apartments.

The complex is located at 42 Angisa Street / 6 Angisa 2nd Lane — in the Airport district of Batumi, on the edge of the New Boulevard area. The Black Sea and the beach are about 100 metres away, the city aquapark and a shopping centre are close by, and Batumi International Airport is around 3 km away. The apartments offer panoramic views of the sea, the mountains and the city.

The building is of monolithic-frame construction and rises 10 storeys, with apartments on floors 3 to 10. On offer are 35 two-room apartments of 48.4–61.2 m², 14 three-room apartments of 74.3–86.4 m² and penthouses of up to 197.4 m². There are no studios in the project. The building has two lifts and underground parking for 24 cars.

On-site facilities include a landscaped courtyard with lighting, a finished lobby and corridors, commercial and office premises on the lower levels, and recreation areas. Security is provided by 24/7 CCTV, a coded entrance door and a fire safety system with sprinklers, smoke detectors, fire pumps and emergency stairs.

Prices start from $82,280, with the square metre starting from $1,700. The developer offers an instalment plan, with terms available on request; mortgage financing is available from TBC Bank. The combination of a front-line position 100 metres from the sea, a small number of apartments and generous layouts makes the project better suited to owner occupation and long-term letting than to short-stay rental.
