BI Residence

BI Residence is a premium residential complex by the Georgian construction company KASKO. The building was put into operation in 2023.

The building stands at 17 Rejeb Nizharadze Street in the New Boulevard area, the tourist hub of Batumi. The Black Sea beach is just 120 metres away and the city centre is 5–7 minutes by car. Bus routes 2a, 10 and 10a run nearby, connecting the area with the centre, the railway station, the airport and the Botanical Garden.

The complex is an 18-storey monolithic-frame building with a curved C-shaped form. It has 306 apartments from 28.8 to 146.7 m²: studios, one-, two- and three-room apartments and penthouses. Ceilings are 3.2 metres high, and every apartment has panoramic windows and glazed balconies. Apartments come in white frame, black frame or fully furnished. There is underground parking and guest surface parking, plus three high-speed Mitsubishi lifts. Electricity, water, sewerage and natural gas are connected.

On-site facilities include a spa centre with an indoor pool, sauna and jacuzzi, a fitness room, a playground and a kids' centre, a café-bar, a rooftop summer cinema, commercial premises on the lower floors, 24-hour security with CCTV and a concierge service.

The developer has no apartments left — everything has been sold, so purchases are only possible on the resale market. The resale offer remains wide: dozens of apartments are listed at the same time, from compact studios to three-room apartments and penthouses, as well as parking spaces and commercial premises.

From an investment perspective, the project suits rental use: a management company lets owners' apartments both short-term and long-term, and owners can view income reports in their personal account. The location 120 metres from the sea and the premium amenities ensure steady tourist demand.
