One Peninsula

One Peninsula is the Georgian debut of Dubai-based developer HOLM Developments and the flagship residential component of the Ambassadori Island masterplan. The investment agreement signed with Ambassadori Island Batumi is worth more than $250 million, covering a multifunctional complex of 140,000 m². The project was publicly launched on 28 August 2026 at a presentation in Batumi.

The complex sits on Ambassadori Island, Georgia's first artificial island, which is being developed as a self-contained seaside quarter with residences, hotels, retail and leisure infrastructure. The central railway station is around 5 minutes away, the Old Town 10 minutes, and Batumi International Airport 25 minutes.

The island masterplan was designed by the American practice SHoP Architects. The range comprises studios from 40 m², one-room apartments of 60 m² and two-room apartments of 102 m². Every home is handed over with premium finishes, furnishings and a terrace.

Residents' facilities include a swimming pool and a dedicated swimming lane, a padel court, a children's area, a business and meeting lounge, outdoor lounge and barbecue areas, a games room, a private cinema, cafés and restaurants. The island itself gains its own yacht club, a two-kilometre commercial promenade and white-sand beaches.

The investment appeal lies in the combination of an international developer brand, a waterfront resort location and a four-year payment plan: 10% on reservation, 10% after three months, 50% during construction and 30% on handover. Completion is scheduled for the second quarter of 2030.
