Corall Seaside Resort

Corall Seaside Resort is one of the largest projects under construction in Batumi, developed by Corall Development. The complex is being built right on the coastline, 50 metres from the Black Sea, at 1 Queen Tamar Avenue in the Tamari area.

The project occupies an 11,300 m² plot with a total investment of around $250 million. It is backed by three Georgian business groups — Ibercompany Holding, Grande Group and Mziuri Development — and the architectural concept was designed by David Gogichaishvili and the Hausart studio.

The complex consists of two high-rise buildings: the 55-storey block A (1,127 apartments) and the 53-storey block B (1,250 apartments) — 2,377 apartments in total. Construction uses monolithic frame technology, both blocks are served by 8 lifts, and there is a VRV ventilation and air-conditioning system. Ceiling height is 3.3 metres, and apartments are handed over turnkey.

The range includes studios of 27.84–50.98 m² (from USD 69,600) and two-room apartments of 38.41–73.45 m² (from USD 96,025). Prices start from USD 2,500 per square metre. Apartments in block B are currently on sale; block A will be released later.

The resort facilities include a five-star hotel under an international brand, a private yacht club, a casino, panoramic swimming pools, spa and wellness areas, fitness centres, restaurants and cafés, a business centre and commercial premises, underground parking and lobby security. The project has access to its own stretch of coastline.

Sales opened in September 2026. Construction of both blocks is scheduled to start in Q1 2027, with completion in Q4 2031. The developer offers an instalment plan of up to 5 years and 3 months with a 25% down payment, and a TBC Bank mortgage is available. Central Batumi is about 10 minutes away by car, and the central railway station is nearby. With its resort format, hotel operator and seafront location, the project is aimed primarily at investors seeking rental income.
