Queen's Residence

Queen's Residence is a residential complex by the Batumi developer Tempo, which is also building the neighbouring Serenade. In 2024 the project won the Luxury Lifestyle Awards and the European Property Awards as Best Development Project in Georgia.

The complex stands at 53 Adlia Street in the Airport district in the south of Batumi, a green residential neighbourhood between the city and the Adlia coast. The sea is about 600 metres away, Lech and Maria Kaczynski Park is less than a kilometre away, and the airport is about a 7-minute drive.

It consists of two 16-storey monolithic-frame blocks, A and B, with 581 apartments in total, featuring 3-metre ceilings, panoramic windows, balconies or terraces and underfloor heating. On sale are studios from 32.16 m², 2-room apartments up to 87.44 m², and 3-room apartments and duplexes up to 159.16 m². Apartments are offered in white frame, renovated or turnkey condition. The façades are ventilated, the walls are built of sound-insulating brick and the balcony railings are tempered glass. Beneath the building is a mechanised car park for 76 cars, with 46 open-air spaces, bicycle parking and EV charging stations alongside.

Residents have a lobby with a 24-hour reception, an indoor pool and a heated outdoor pool, a spa with a sauna and massage room, a gym, a restaurant, a café with a coworking space, a kids' room and a playground, a landscaped courtyard and a rooftop lounge terrace overlooking the sea and the city. The grounds are gated, with round-the-clock security and CCTV.

Block A is due for completion in Q4 2026 and Block B in Q4 2027. The developer offers an instalment plan with a 30% down payment, and TBC Bank mortgages are available. The complex suits both those looking for a home by the sea and buyers planning to let their apartment.
