Sensa by Tempo

Sensa by Tempo is the flagship project of the Batumi developer Tempo Holding. The company was founded in 2023 by the founders of the construction company SITA, which has worked on Radisson Blu, Wyndham Residences, Holiday Inn Express and Rotana projects in Georgia. Alongside Sensa, Tempo is building the Queen's Residence and Serenade complexes in Batumi. Sensa is positioned in the premium segment: prices start from $2,100 per m², noticeably above the average for new developments in Batumi.

The complex is located at 29 Baghi 1st Lane, in a green resort area beside the Batumi Botanical Garden, on the same stretch of coast as the Green Cape Botanico, Simponia and Real Palace Green projects. According to the developer, the botanical garden is about a minute away, the sea roughly a two-minute walk, and the centre of Batumi around 15 minutes by car. The location combines privacy and views over the green hillsides with direct access to the coast.

The project comprises a single 16-storey monolithic-frame building with 168 residences. The range includes studios from 36.5 m², two-room apartments from 43.8 m², three-room apartments of around 67.5 m² and four-room layouts of up to 146.4 m² with a separate living room, two bathrooms, a panoramic terrace and a private swimming pool. Apartments are handed over in green frame condition. Mechanised parking is provided across three underground levels.

The infrastructure is geared towards premium living: a rooftop swimming pool and terrace bar, an indoor pool, wellness and spa areas, a fitness centre, a yoga and pilates studio, a restaurant, a cinema, a library, co-working spaces, a children's area, and a rooftop telescope with a guide for residents. There is 24-hour security with CCTV and a concierge service. The façade is finished in natural stone with high-performance glazing, and native tree species are planted on the cantilevered balconies.

The developer quotes returns of up to 14% a year over a 10-year horizon and capitalisation potential of up to 55% by full completion of the project. Instalment plans, a TBC Bank mortgage and payment in cryptocurrency through a partnership with WhiteBit are available. Completion is scheduled for 2030, and sales are under way at an early stage of construction.
