Solo Residence

Solo Residence is a new residential complex by the developer of the same name in the resort town of Chakvi, north of Batumi. It is designed both for year-round living by the sea and for holidays and rental income: it has 168 apartments, and townhouses and villas are being built next to the main building.

The complex stands at 26 Ksenia Bakhtadze Street, in a quiet coastal part of Chakvi, about 250 metres from the sea. On one side, green hills rise towards Mtirala National Park; on the other lies the Black Sea. The centre of Batumi is about 25 minutes away by car, and the international airport about 40 minutes.

The complex comprises nine buildings of 4 to 15 storeys: the main 15-storey tower with transparent façade panels and horizontal lines of balconies, and low-rise villas and townhouses with multi-level terraces and panoramic windows. The structure is a monolithic reinforced-concrete frame on pile foundations; the tower has silent lifts and the entrances have ramps. For cars there is surface parking and an underground car park with 22 spaces.

On sale are studios from 30.76 m² priced from $29,222, 2- and 3-room apartments of up to 72.47 m², and 5-room villas of 158–174 m² from $220,000. Apartments are sold in black frame, white frame or fully renovated; the developer offers an instalment plan of up to three years with a 20% down payment. The main building is scheduled for completion in the second quarter of 2028; the first two villas have already sold out.

The grounds are gated, with 24-hour security and CCTV. Inside are three swimming pools with a water park, a fitness centre, a coworking space, restaurants and a recreation area with a barbecue and picnic zone. The project suits buyers looking for an affordable entry into seaside property, families who want a quiet natural setting close to Batumi, and buyers considering a detached villa in a gated complex.
