Orbi City

Orbi City is Orbi Group's flagship mixed-use complex, located on Sherif Khimshiashvili Street next to Batumi's New Boulevard, 150 metres from the Black Sea. The project brings together five monolithic 55-storey towers (A, C, C2, D, D2) at Nos. 7, 7B and 7D, which have become one of the defining features of the city skyline.

The developer is Orbi Group, one of the leaders of the Georgian property market with more than 20 years of experience and a portfolio of 7+ completed complexes in Batumi. Four of the five buildings are completed and in use — blocks D and D2 were delivered in 2024, and blocks A and C have also been completed. The final block, C2, is still under construction: the developer announced completion for Q3 2026, that date has passed and the building has not yet been handed over — buyers should check the handover date with the developer. Developer sales are open (studios, 2- and 3-room apartments), but the apartments in block D at No. 7B are sold out; the developer does not offer an instalment plan.

The complex offers studios and 2- and 3-room apartments of up to 112 m², with 2.9 m ceilings. Apartments are handed over fully finished and furnished, making them suitable both for permanent living and for short-term rentals. The developer quotes a rate from $2,500 per m² and gives prices for specific units on request; on the resale market studios start from $40,000 for 25 m².

The "city within a city" facilities include indoor and outdoor swimming pools, a spa and fitness centre, restaurants and cafés, a cinema, a shopping gallery, a lobby with a 24-hour reception desk, a landscaped courtyard with children's and sports grounds, high-speed lifts, 24/7 CCTV and security, and underground parking. Separately, Orbi Group is developing a large mixed-use phase nearby designed by Chapman Taylor — retail, a hotel, offices, a casino and a congress centre with a total area of around 126,000 m² — but it is still at the design stage and no opening date has been announced. Pharmacies, clinics, banks and Carrefour, Goodwill and Nikora stores are within walking distance (5–15 minutes on foot), and the stadium is a 10–15-minute walk.

Location: on the seafront by Ardagani Lake, 10 minutes by car from Batumi International Airport and a few minutes' walk from the New Boulevard promenade. A public transport stop is 250 metres away, with buses running roughly every 10 minutes, and a major highway is 200 metres away. The Aquarium, the Dolphinarium and a mini-zoo are within 1.5 km; Batumi Plaza shopping centre, the seaport and the Argo cable car are about 3 km away; the old bus station is a 20–25-minute walk, and the railway station about 6 km. The recognisable Orbi brand, ready-made finishing and extensive facilities ensure strong rental demand and investment appeal.
