Elysium

Elysium is a new project by Surmanidze, a company that has been active in the Batumi property market since 2018 and specialises in high-rise residential construction. The developer is known for meeting technical standards and delivering its buildings on schedule.

The complex is located at 3 Grigol Lortkipanidze Street in the Kakhaberi district — just 350 metres from the Black Sea coast. Lech and Maria Kaczyński Park is a 5–8 minute walk away, the Euro Park water park around 20 minutes on foot, and Batumi International Airport roughly a 10-minute drive. The nearest public transport stops are 300 and 570 metres away. Supermarkets, the Metro City Mall shopping centre, the Republican Centre for Maternal and Child Health and the University Clinical Hospital are all within easy reach.

The 23-storey building is being constructed using monolithic-frame technology and will house 654 apartments. Available layouts include studios of 32.4–37 m², two-room apartments of 38.9–50.5 m², three-room apartments of 64.5–75.9 m² and four-room apartments of 75.5–84.5 m². Apartments are handed over in white-frame condition, allowing buyers to choose their own finishes and layout solutions. The architecture is built around clean façade lines, panoramic glazing, open balconies and energy-efficient windows. The building has five OTIS passenger lifts and step-free access throughout.

The grounds are planned to include a heated swimming pool, a spa area, a fitness centre, a children's playground and a children's entertainment centre, a landscaped recreation area with walking paths, a restaurant and a pharmacy. Parking is provided at both underground and ground level, security operates around the clock with multi-level CCTV, and the property is looked after by a management company.

Prices start from $45,360 for a studio, with a square-metre rate of $1,400 to $1,760 depending on the view and floor. Mortgage financing is available through TBC Bank. The combination of proximity to the sea, the scale of the development and its resort-style facilities makes Elysium an attractive option both for living and for letting.
