Mardi Hills

Mardi Hills is an exclusive premium boutique residential complex by Mardi Holding in the Kakhaberi district, set on a hill 1.8 km from the sea and just over 1 km from central Batumi. The project is being delivered in partnership with the international hotel group Accor under the Handwritten Collection brand and offers five-star service all year round.

The complex consists of three buildings: Blocks A and B are residential with apartments, and Block C is a hotel managed by Accor. The buildings are 6–9 storeys high; the residences comprise studios of 28–43 m², one-room apartments of 36–45 m² and two-room apartments of 44–45 m², as well as large penthouses on request.

Facilities include a rooftop infinity pool with 360° panoramic Black Sea views, a sky bar, a spa and wellness centre, a gym, a restaurant, a conference room, landscaped areas, a two-level underground car park, a 24-hour concierge service and CCTV. Apartments are handed over with a white frame finish.

The hilltop location provides privacy and quiet away from the city noise, while Batumi's old bus station is just 800 m away, Bagrationi Street 200 m and the city centre about 5 minutes by car. The railway station is 3 km away and the airport 5 km. The residential blocks are due for completion in Q4 2026; the Accor hotel opens in Q3 2027.

The project is aimed at investors and affluent buyers: it offers a rental management programme with a projected yield of 15% per annum, a 60/40 revenue split with Accor, a 10-year contract and the option of personal use for up to 3 weeks a year. Prices start from $67,504 for a studio, one-room apartments from $80,670 and two-room apartments from $101,602; the average price starts from $2,100 per m². An instalment plan with a 30% down payment over 18–24 months and a TBC Bank mortgage are available.
