Tekto Franco

Tekto Franco is a modern residential complex by developer Tekto Group, located in the resort area of Makhinjauri, 15 minutes' drive from central Batumi. The project stands out for its French classical architecture, elegant façades and panoramic windows. The buildings are being completed in phases: under the developer's schedule, the first was due in Q3 2026, the second in Q4 2026 and the last in Q3 2027.

The complex consists of 4 residential buildings of varying heights — 12, 20, 30 and 20 storeys — with a total built area of around 60,900 m², and comprises 1,279 apartments: studios, two- and three-room layouts from 32.4 to 89.3 m². The structure is a monolithic frame. Apartments are handed over in green frame condition — with screed, utilities routed, walls prepared for painting and an integrated smart home system.

The complex's facilities are designed for a complete lifestyle without having to leave the grounds: outdoor and indoor swimming pools, a spa centre, a fitness club, conference rooms, children's and sports grounds, seating areas, underground and above-ground parking, as well as shops, a café and a pharmacy on the ground floors. Makhinjauri is a quiet resort suburb of Batumi with its own beach and developing infrastructure. The sea is about 100 metres away, roughly a 2-minute walk; central Batumi is 15 minutes by car, and the international airport 30 minutes. Makhinjauri railway station, supermarkets, pharmacies, a school and medical facilities are within walking distance. The area is being actively developed and is considered promising for investment.

The price per square metre ranges from $1,300 to $2,170 depending on the building and floor. The most affordable unit is a 32.4 m² studio in the 12-storey building A for $45,360. A developer instalment plan (the term depends on the building) and a TBC Bank mortgage are available.
