iVillas

iVillas is a premium complex of 14 three-storey villas by JB Development, set in the scenic Green Cape area (Makhinjauri), right next to the Batumi Botanical Garden. The complex is divided into two blocks: Block A (200 m² villas) and Block B (165 m² villas). The villas come with private plots of 22–76 m² with a fenced yard.

Most of the villas are already complete; two houses are still under construction, with completion scheduled for Q4 2026.

All villas are handed over with a full turnkey designer renovation and are ready to move into. Ceilings are 3 metres high, and panoramic windows offer views of the sea, the mountains and the city. Prices start from USD 577,500 for a 165 m² three-room villa (USD 3,500 per m²). The developer offers an instalment plan with a 30% down payment over up to one year, and a TBC Bank mortgage is also available. Property management and rental services are available for investors.
