Sea Hills is a premium boutique residential and investment complex by AC Group, located on the seafront in the resort village of Makhinjauri, 7 minutes from central Batumi. The project consists of two 12-storey buildings in a contemporary architectural style, linked by landscaped, secure grounds.

Developer AC Group (formerly Arsi Group) is a Georgian development company specialising in architectural design and full-cycle construction. Construction has been under way since Q2 2022: building B has already been built, and building A is due for completion in Q1 2027. Sales are open.

The complex offers studios, two- and three-room apartments from 33.5 to 101.4 m², with 3-metre ceilings and a terrace in every apartment. Apartments are offered in white frame condition or turnkey, fully finished and furnished. In total the complex has around 90 apartments; 39 are available directly from the developer — 23 in building A and 16 in building B.

Central Batumi is about 7 minutes by car, and the airport 30 minutes. The project suits both owner-occupiers seeking a home by the sea and those letting to tourists.
