Simponia

Simponia (also known as Simponia Green Cape) is a flagship premium project by developer Ande Group together with Cape 23, located in one of Batumi's most picturesque and prestigious areas — Green Cape (Mtsvane Kontskhi), next to the world-famous Batumi Botanical Garden.

The residential complex is located at 10z Bagi Street (Makhinjauri), about 340 m from the Black Sea shore. The location combines a unique natural setting (the Botanical Garden, green hills, panoramic Black Sea views) with good transport links: the nearest bus stop is 110 m away (routes 8 and 10, minibus 31), Tamar Mepe Avenue 175 m, Makhinjauri railway station about 1 km, central Batumi 10–15 minutes by car and Batumi Airport about 30 minutes by car. Schools and the maritime university are about a 10-minute walk away, and Fresh, Magniti, Nazilbe and Luka supermarkets are nearby.

Architecturally, Simponia is a 16-storey tower built using monolithic frame technology, with underground parking and lifts. The project has 222 apartments in total, from 30.7 to 75.9 m² — studios and two-room apartments. Three finishing options are available: white frame, green frame and turnkey.

The facilities are geared towards the premium segment and serviced apartments: a rooftop swimming pool with a lounge bar, a restaurant, a landscaped courtyard with children's playgrounds and seating areas, and gated grounds with 24-hour CCTV. The project is positioned as an investment — the developer claims yields of up to 12% per year under a short-term rental model next to the Botanical Garden resort cluster.
