Sport City

Sport City is Georgia's first premium mixed-use residential complex built around a professional sports ecosystem. The project is being delivered by One Development — a developer with a portfolio of more than 400,000 m² and a European Property Awards 2025–2026 winner (for the ONE and Stay & Rent projects in Georgia). The complex is located in the actively developing New Boulevard area of Batumi, on 1st Angisa Lane.

The complex consists of 4 buildings, each with 24 residential floors, floor-to-ceiling panoramic glazing and 3-metre ceilings; the structure is monolithic reinforced concrete on a piled foundation, and each building has 5 high-speed lifts. Block C (506 apartments, completion Q3 2029) and block D (completion Q1 2030) are already under active construction, while blocks A and B are at the design stage. Layouts range from 30.5 m² (studios) to 107.8 m² (three-room apartments) with several finishing options: black frame, white frame, fine finish with kitchen and bathroom, and fully furnished turnkey residences.

Facilities include a climate-controlled 25-metre indoor swimming pool, a fitness centre, a spa area with a sauna, steam room and hammam, a sky bar and a signature restaurant with panoramic Black Sea views. The sports facilities are unique for the region: a boxing and MMA gym, rooftop padel, squash and badminton courts, outdoor sports grounds, a football pitch and basketball court, table tennis, running tracks, virtual sports simulators (a batting cage and a ski simulator) and a 5,000 m² recreation area. The total site area is 15,000 m².

On site are a supermarket, a bakery, a pharmacy, a beauty salon, a dry cleaner, a pet shop, bank terminals and a postal and courier hub, as well as a coworking space with meeting rooms, an amphitheatre, ornamental gardens, a fountain, a picnic area, a children's playground and a dog-friendly zone. The smart car park has 500 spaces, 40% of which are equipped with EV charging, with individual metering at each space. There is 24-hour security, CCTV and access control.

The sea is 850 metres away (about a 10-minute walk), the airport 7 minutes by car and central Batumi (Heroes' Alley) 10 minutes. Nearby are the Lech and Maria Kaczyński Park (700 m, an 8-minute walk), Metrocity Mall and a supermarket (850 m), a nursery (850 m) and seafront restaurants (950 m). Prices start from $46,055 for a studio, with the price per square metre from $1,450. The developer offers an instalment plan of up to 4 years with a down payment from 10%. The New Boulevard location makes the complex attractive for investment, as the area is being actively developed.
