Alliance Palace

Alliance Palace is an iconic 41-storey tower by Alliance Group and one of the most recognisable symbols of contemporary Batumi. The complex stands at 5 Sherif Khimshiashvili Street, in the Seaside Park district, just 80 metres from the Black Sea coastline.

The project was developed in partnership with the international Marriott chain: the first six floors house a 150-room Courtyard by Marriott hotel, ensuring a high standard of service for all residents of the complex. Floors 7 to 41 contain 1,038 apartments — studios, two-room and three-room units ranging from 28 to 110 m², with 3-metre ceilings and designer-finished common areas.

The distinctive oval-tower architecture makes Alliance Palace a recognisable landmark on the seafront. An underground car park, high-speed lifts, 24/7 security with CCTV monitoring and a hotel-grade reception ensure both comfortable everyday living and easy rental management.

The complex's infrastructure includes an indoor swimming pool, fitness centre, spa, restaurants and lounge, casino, conference halls and a retail gallery. Property management and on-site services are handled by the Swiss company Sophos Hotels SA, allowing apartment owners to rent out their units under a short-stay hotel model.

The complex was completed in Q4 2019 and remains one of the most liquid resale options in Batumi, thanks to its prime first-line location, the Marriott brand and the well-developed surrounding infrastructure.
