About project

Subtropic City is one of the most recognisable residential complexes in Batumi, built by Gumbati Group and completed in June 2016. It is a large-scale comfort-class development: a 19-storey building with 10 entrances and around 960 apartments.

The complex stands at 1 Sherif Khimshiashvili Street — just 100 metres from the sea, in one of the city's most sought-after districts next to Seaside Park. Most apartments look out over the sea, the Old Town and the dancing fountains, while others face the mountains.

The building uses a monolithic reinforced-concrete frame (roughly 70% monolithic construction), with 3-metre ceilings. The facade is finished in tinted glass, the entrance halls are clad in natural granite, and silent digital Otis lifts have been installed. Energy-saving technologies have been used throughout.

The grounds include a landscaped, gated courtyard with children's and sports areas, free parking for residents plus guest spaces, an indoor swimming pool and a fitness centre. Security and video surveillance operate around the clock. Commercial units on the ground floors house shops and cafés.

The surrounding infrastructure is fully established: a school, a nautical college, a hospital and a dental clinic are nearby, along with cafés and restaurants. A little further away are the university, the conservatoire, a park and the dolphinarium. Thanks to its seafront location and the sheer volume of units on offer, Subtropic City remains one of Batumi's most liquid complexes on both the resale and rental markets.
