Alliance Privilege

Alliance Privilege is a landmark skyscraper by Alliance Group, located on Shota Rustaveli Avenue 42, adjacent to Nurigeli Lake and Batumi Boulevard. The 54-storey building has become one of Batumi's architectural symbols — a premium multifunctional complex with a hotel of the international Marriott chain.

The lower 12 floors are occupied by a five-star Marriott hotel with 150 rooms and full resort infrastructure. From the 13th floor upwards there are 1,050 residential apartments ranging from 27.6 to 168 m² — from studios to four-room units. Ceiling height is 3 metres, and layouts are equally suited to permanent residence or short-term rental.

Construction was completed in 2023; the building was erected using monolithic-frame technology.

On-site infrastructure includes swimming pools, a spa centre, a fitness club, restaurants, conference halls, a children's entertainment centre, a casino and a panoramic rooftop terrace. Underground and above-ground parking, 24-hour security and CCTV are provided.

The location is unique: 50 metres from the sea, with walking access to Batumi Boulevard, Nurigeli Park, the central streets of Old Batumi and key tourist attractions. Batumi International Airport is a 15–20-minute drive away.
