Black Sea Towers

Black Sea Towers is a large-scale business-class residential complex by Real Palace, located at 16 Zhiuli Shartava Avenue in Batumi's Bagrationi district. The project consists of two 40-storey monolithic frame towers linked by a shared 4-level car park.

The complex has 557 apartments in a variety of formats — from compact one-room units to spacious three-room apartments. Both blocks were completed in 2024, with construction having begun in 2018. The developer no longer has primary stock — apartments are only available on the resale market: offers start from $59,000 for a 32 m² studio in black frame, with two- and three-room apartments of up to 67 m² also on sale.

The Bagrationi location provides access to urban infrastructure: Batumi's central bus station and port are 2.6 km away, and the international airport 3.5 km. The complex stands opposite a UEFA Category 4 stadium, next to Black Sea Mall and a Carrefour supermarket. The sea is about 900 metres away.

The premium facilities include a 4-level car park with 400 spaces, indoor and outdoor swimming pools with a roof terrace, a fitness centre, a spa, a lounge café, a children's playground, a landscaped courtyard, three Mitsubishi passenger lifts and 24-hour security with CCTV. The ground floor houses commercial premises.

Thanks to its large scale, modern architecture and extensive on-site facilities, Black Sea Towers is attractive both for permanent living and for investment with subsequent short- or long-term letting.
