Strada by Gumbati

Strada by Gumbati is a premium residential complex by Gumbati Group, one of Georgia's longest-established developers (since 1998, more than 500,000 m² of property built, ISO 9001-2015 certified). The project is located in the very centre of Batumi, in the Heroes' Alley area.

The complex is at 39 Sherif Khimshiashvili Street, 100 metres from the sea and its equipped beaches. This is one of the city's most sought-after locations: the water park is 170 metres away, a shopping centre and the New Boulevard 350 metres, and Batumi's largest casino 650 metres. The international airport is about 2 kilometres away, around 5 minutes by car. Kaczyński Park and Ardagani Lake with its singing fountains are nearby.

Strada's architectural concept is inspired by the Italian way of life — la dolce vita. Instead of faceless high-rises, the complex consists of intimate buildings forming cosy pedestrian courtyards — strade — with arches, fountains, green spaces and seating areas. The 31-storey Block A contains 105 apartments: studios (28.8–41.8 m²), two-room apartments (59.1–61 m²) and three-room apartments (93.6 m²). The structure is monolithic frame.

The complex's facilities include a Mediterranean-style outdoor swimming pool, a modern fitness centre, reception and concierge service, 24-hour CCTV, underground parking, high-speed Kone/Mitsubishi/Otis lifts and commercial premises on the lower levels. The landscaped inner strada courtyard creates the atmosphere of a European town within a secure complex. Apartments are offered with two finishing options: green frame with renovation, or fully turnkey with furniture.

The developer offers an interest-free in-house instalment plan until construction is completed. Apartments start from $61,344 (from $1,970 per m²). Completion is scheduled for May 2030. Proximity to the beach, the water park and the casino ensures a year-round flow of tourists and long-term tenants; the developer claims rental yields from 12% per year under a 60/40 management scheme.
