Sunset by Elt Building

Sunset is a residential complex by Elt Building, one of Batumi's largest developers (whose portfolio also includes Optima Residence, OXY Residence, Rainbow by Wyndham, Marina Club and Status House). The complex stands at 20 Rejeba Nizharadze Street, on the first coastal line in the airport area of Batumi, just 70 metres from the sea.

The building is a 15-storey monolithic reinforced-concrete frame structure: underground parking on the lower level, commercial premises for cafés and shops on the ground floor, and 450 apartments from the second to the fifteenth floor. The walls are built of aerated concrete blocks with thermal insulation, and the roof is flat with internal drainage. The façades feature panoramic PVC-framed windows with energy-saving glazing and open balconies with tempered glass balustrades.

Layouts range from studios to one- and two-room apartments of 29.12 to 92.72 m². Apartments are handed over in black-frame or white-frame condition. Common areas and entrance lobbies have been finished to a bespoke design.

The complex's facilities include underground and guest parking, 24-hour security with concierge service, perimeter video surveillance, age-segregated children's playgrounds, a sports area and a relaxation zone, ground-floor commercial premises, and engineering systems with fire alarms. The complex is operated by the international management company IPM (International Property Management).

The complex was completed in 2025 and apartments from the developer are sold out — transactions now take place on the secondary market. Its first-line setting beside Lech and Maria Kaczyński Park and the Metro City shopping centre, five minutes from the airport, makes the project popular for short-term holiday lettings.
