Kvirike Residence

Kvirike Residence is a project by the Batumi developer Tower Group, whose portfolio also includes Panorama, the 40-storey seafront complex in the Tamari district and a winner at the International Property Awards. The complex follows the apart-hotel format: apartments are bought both as holiday homes and as managed rental investments. Exclusive sales and subsequent management are handled by Central Management Group.

The project stands on David Meskhidze Street in Kobuleti, roughly 900 metres from the sea and a 20-minute drive from the centre of Batumi. The defining feature of the location is that the residential blocks are built into the grounds of the working Château Kvirike winery, with its own vineyard and wine cellar, so the setting remains green and low-rise rather than a dense urban frontage.

The complex comprises four blocks of six to eight storeys, with 280 apartments planned in total — from studios to three-room layouts; units currently on sale range from 30.3 to 94.7 m². Delivery is phased: the first block (around 98 apartments) is scheduled for Q4 2026, while dates for the remaining blocks have not yet been announced. Private parking, a landscaped courtyard and round-the-clock security are provided. The architecture echoes the traditional houses of the old town, with their characteristic wooden gallery balconies, while the apartments have panoramic windows and generous balconies of 5 to 30 m².

The on-site amenities are designed for year-round use: indoor and outdoor swimming pools, a spa, a fitness centre, restaurants, conference halls and event spaces, recreation areas and a beach shuttle. The winery and the château's programme of events give the complex a flow of guests of its own beyond the beach season.

Sales are at an early stage: under the developer's price list, a square metre costs from $1,150 to $1,700, averaging around $1,500/m², with the lowest studio price from $42,420 and instalment plans available (a deposit from 10–30% and an interest-free schedule of up to 36 months). For investors, the appeal lies in combining a relatively low entry point for the Adjara coast with infrastructure that keeps working outside the summer season.
