Avant-garde by Orbi is a 30-storey residential complex by Orbi Group, Georgia's largest developer, which specialises in high-rise apart-hotel residences in Batumi. The project is located at 11e Tbel Abuseridze Street in the Khimshiashvili district (Heroes' Alley), 250 m from the sea.

The Heroes' Alley / Khimshiashvili area is one of Batumi's most actively developed zones, adjoining the New Boulevard. Nearby are a Carrefour supermarket, Dinamo Stadium, pharmacies, cafés, restaurants, shops and public transport stops; the beach is about a 3-minute walk away.

The complex is a single 30-storey tower built using monolithic frame technology. Apartments range from compact 28 m² studios to two-room apartments of up to 51.4 m²; most units are compact lots for investment and short-term rentals. The building has lifts. The tower is currently under construction, with completion announced for Q4 2026.

Developer sales are over: all apartments have been sold, and units can only be bought on the resale market from owners. Resale prices start from $27,000 for a 28 m² studio, with prices per square metre in listed units from roughly $950 to $1,450 depending on floor, view and condition.

Avant-garde by Orbi is aimed at investors seeking a compact, liquid unit near the sea from the proven Orbi brand, whose Batumi residences have long been let through management companies.
